Closings

The real estate closing or settlement marks the conclusion of a real estate sale or loan transaction. The closing brings together all parties to the transaction whereby transfer of property is completed.

Clark Title’s Escrow Closer will conduct the closing. The Escrow Closer has a responsibility to both the buyer and seller to conduct the closing in accordance with the terms of the purchase/sale agreement. The closing agent will collect and disburse funds, provide documents for execution and record all necessary instruments with local, county and state recording offices, as applicable. The Title Company will issue the owners and mortgagee title policies that protect interests in the property.

Our Escrow Closing Services consists of, but not limited to, the following:

  1. CONTACT
    Realtors and lenders to obtain their necessary documentation regarding preparation, closing figures, meter readings, repairs, if any, on property.

  2. CITY CERTIFICATE
    Closing agent will order the city certificate and transfer account from seller to buyer.

  3. WARRANTY DEED
    Closing agent will order and pick up from seller’s specified attorney.

  4. INTERNAL REVENUE REPORTING 
    1099-S

  5. SETTLEMENT STATEMENT
    Closing agent will obtain all the necessary figures and prepare settlement statement, including but not limited to proration of real estate taxes, mortgage pay-off figures, proration of rents and special assessments, if applicable, document preparation fees, title insurance fees, etc.

  6. PRELIMINARY SETTLEMENT STATEMENT
    Closing Agent will deliver to Realtors and Lender for final approval.

  7. CLOSING
    Closing agent will conduct the closing with the buyers and sellers.

  8. FUNDS
    Closing agent will handle, guarantee and disburse all monies including wiring funds for mortgage payoffs.

  9. RECORD CHECK
    Closing agent will check the records up to the time of closing and recording documents to be sure of good and marketable title.

  10. RECORDING OF DOCUMENTS
    Closing agent will handle recording of all documents.
